According to the latest report from idealista, 42.8% of the demand for properties priced over 3 million euros in Estepona comes from foreign buyers.

Estepona has established itself as a premier destination in Spain for international buyers seeking high-end real estate, as detailed in idealista’s recent analysis released at the start of 2026. The municipality ranks as the fifth most popular market in the country for purchasing homes exceeding 3 million euros, with nearly half of this demand originating from abroad. This figure is comparable to that of nearby Marbella and Benahavís. The appeal of Estepona is attributed to its slightly lower prices compared to the rest of the “golden triangle,” the expansion of infrastructure, and the surge in new constructions in areas like the New Golden Mile and Cancelada.

Idealista’s data places Málaga as the third province in Spain for foreign property demand, with 27.1% of visits to listings coming from overseas, only behind Alicante and the Balearic Islands. Within the province, the western coastline draws a significant portion of this foreign interest.

In the luxury real estate sector, Estepona is part of the aforementioned “golden triangle” along with Marbella and Benahavís, which collectively offer around 5,000 listings priced over 3 million euros. The foreign demand for these high-end properties stands at 42.8% in Estepona, slightly above Benahavís at 42.6% and Marbella at 41.5%. This indicates that international buyers are involved in nearly half of the searches for ultra-luxury homes, with Germans, Brits, and Swedes being among the most active nationalities.

The price differential is a key selling point for Estepona. The cost per square meter in Estepona ranges from 4,000 to 4,400 euros, while Marbella and Benahavís exceed 5,400 euros per square meter. This price gap positions Estepona as a relatively “affordable” entry point to the prime market on the Costa del Sol, explaining the sustained interest from foreign investors who are now looking for not only second homes but also turn-key products linked to vacation rentals and property appreciation.

Idealista’s reports highlight two distinct pictures of the provincial market, as they assess different criteria. In terms of overall foreign demand for property, three municipalities in the Axarquía region lead the rankings, being the only Málaga locations to make the national top 20. However, when focusing solely on luxury homes (over 3 million euros), the leadership shifts to the Costa del Sol’s golden triangle.

The combined analysis indicates that while the Axarquía excels in the proportion of foreign buyers relative to total demand, the Marbella–Estepona–Benahavís corridor attracts most international interest for exclusive properties. In Málaga city, 14.8% of potential buyers are from abroad, with the United States now being the primary source of foreign demand, surpassing the UK and the Netherlands.

The dynamism is particularly strong in the New Golden Mile area, especially in Cancelada, situated between Estepona and San Pedro de Alcántara. Real estate portals and agencies identify this region as one of the most active for new developments catering to the international market, featuring contemporary apartment complexes, gated residential communities with integrated services, and designer villas.

This area’s appeal is aligned with the broader trends of the western corridor: its strategic location between Marbella and Estepona, quick access to the A-7, proximity to golf courses, and beachfront properties designed for high-net-worth buyers. Although idealista has not published specific figures for foreign demand in Cancelada, the provincial context and the types of properties available suggest a significant majority of foreign buyers.

The trend extends throughout the western axis, with Manilva and Casares experiencing rising prices—around 2,600 to 3,000 euros per square meter and over 3,500 euros per square meter, respectively. In San Pedro de Alcántara, prices range from 4,700 to over 6,600 euros per square meter.

According to data from Idealista and Fotocasa, the average salary required to purchase a home in Estepona is approximately 4,000 euros per month.

This scenario presents a dual challenge for Estepona. On one hand, the influx of international capital stimulates new development, rehabilitation, and high-end investments. On the other hand, the pressure from foreign demand complicates access to housing for the local population, a growing concern across all municipalities along the western coast.
